Hello just looking for some advice? Is it possible to build a 1500 sq foot house for 150k. We have a site but a very tight budget

Would it be €150k just for the materials and labour? Or would you need to take architect and planning fees out of that as well? Remember also that the council will want their cut out of it aswell for granting permission, possibly €88 per m2 over 40m2, in your case as a 140m2 you'd be looking at a 100m2 chargeable - €8800 just as a contribution to the council just for planning. Then there'd be contributions for new electricity lines, water mans (if public), sewage (if public).

As far as I can tell, a good house finish would be €1500 per m2.
