    Hi, i'm looking for advice on self build project, site is already owned by family. What is our next steps? apply for mortgage without planning permission or when we have planning then apply for mortgage? its very hard to know how the size we can afford etc without knowing how much of a mortgage we will be given!

    Anyone any ideas on recent building costs in the midlands for a standard farmhouse style house? approx 2000-2300sq ft?

    First step is to contact the council to find out whether the site has any possibility of getting permission to build a house!
    Recent changes in the planning rules have made it much harder to build, the free for all that was in force a decade ago (and led to all these ghost estates) is long gone.

    not necessarily
    well designed and considerate homes are being granted planning

    get in and talk to a planner
