Mortgage Question

    Hi,

I'm looking at the BOI Mortgage Calculator and when I give my salary it says I can get a property of up to €115,000. The minimum deposit is obviously €11,472 so the loan amount is €103,250.

I'm wondering how literal the the line about the property value is. I'm aiming for a property of around €125,000. My deposit should be €80,000+ so I'd probably need around €45,000. The wording of that line makes me think I might have a problem.
