If it's of fairly standard construction, there's a guide to rebuild costs here https://www.scsi.ie/advice/house_rebuilding_calculator

Or google "house rebuilding cost" - there's loads of sites that will have rebuild cost calculators.

Potential/estimated sale value has nothing to do with it.

Contents they will need to calculate themselves - it's really how long is a piece of string depending on what's in the house.
