Extension to one bed bungalow costs

    Hi,

    Before I do anything, I need to understand the rough costings of extending an end terrace bungalow. The building was erected in 1983, the roof is apex and it’s just a one bedroom at the moment. I plan to extend the back outwards to a new kitchen and a bedroom (same size as the current bedroom (i.e. 3.33x3.33m) and then eventually turn the current kitchen into a single bedroom.

    I wouldn’t like a flat roof at the back at all.

    Approx’.:
    What would the actual build costs be of the extension build if I left it to a professional to complete?
    What would professional architectural costs be?
    What would planning permission costs be?

    Any help would be greatly appreciated.

    Build cost : €1200/€1500 per square meter depending on level of finish and location of site.

    Planning costs could be €1200-€3000 or more depending on who you use, how much you want to use them i.e. Just for planning, or for construction supervision.

    Perhaps could be done under exempt development and if so planning costs would drop considerably

    Cheers for the replies,
    Location is palmerstown, Dublin 20.

    No it would be over planning threshold sized for sure.

    So less than €20k would be enough including build, roof, insulation windows, floor, electrics, kitchen plumbing etc?

    20k and using the lower rate equals 20 Sq. M of an extension.
    Are you sure its not exempt?
