BER and house size

Looking to buy a house and typed in BER number on seai website. I wasn't sure of the size of the house, thought it was around 100 sq m but the BER website listed it as 140 sq m. Is it possible that there is an inaccuracy on the BER reading?

could also be an inaccuracy with your initial assumption
