I wouldn't personally recommend this house myself as it backs on to the main Waterford to Limerick road so it would be quite noisy and not overly private.

I would suggest taking a look at the house below in Kilmacow. Not overly private but not in an estate either. I live out that way myself and its a nice quiet area. (I'm not the seller either!)

I would definitely extend your scope to South Kilkenny and even as far as Carrick on Suir as it's not much further than 10 miles from the City

Butlerstown ,is quite rural ,yet 10 minutes from Waterford .Thats where i would be looking for a detached bungalow with large garden .
