Building a 40sqm Garage - where to start

    Hey all,

    Looking for some advice on where to start on this project.

    I'm looking to build a 40sqm (5m x 8m internal size) with running water and electricity.

    I've had the designs drawn up, handing to the county council and should be getting notice of decision within the next 3 weeks.

    I guess i'll need to high a contractor in galway
    (recommendations welcome by PM)
    But i'd like to know what to expect so im not being lead astray


    I guess 2 trenches will need to be dug from the house
    1) for water, electricity, cat6 & satellite cables.
    2) for waste water (from the tap in the garage)

    The garage walls will be insulated (plan in future years to work from inside it).
    With red brick on the long side, but plaster on the rest
    It will have a wooden 2 to 3 meter garage door ,2 windows and a side door.
    Roof pitch is 25 Degrees
    Polished concrete flooring

    With the exception of the windows and doors. What kind of cost / time-frame would i be looking?

    What hidden expensive might hit me?
    What should i plan now to save in the future?
    (anyone wish - if only I'd done that)

    I was thinking of getting the ground work done this summer and finishing it next year???

    Hi Steve,

    What is the main use of the garage?

    These may be simple points and you might have coverd them already.

    References.
    -snip- is a tendering type website.
    When choosing a builder ask to see a previous even similar type if possible build.

    Sometimes it's cheaper getting all different trades and coordinating the works yourself, but the flipside of having one contractor is no hassle and one price.
