New house off-the-plans, what to look for?

    I'm in the process of buying a new house off-the-plans, new estate on a greenfield site adjacent to the developer's existing estate. The house spec looks good and residents are happy with the developer's previous work, but I'm clueless regarding building regulations, what should be checked etc. Essentially I want to get the best quality house I can, and have a full understanding of how the house was built, certified etc. The alternative is to passively wait until the house is completed to the builder's spec, which doesn't appeal.

    Can anyone advise me on how to do this please? Ideally I'd like a build history, with the certification history at each stage, along with input on fitting details (sockets, wiring etc.). It's a standard semi-d by the way, nothing out of the ordinary.

    Who is certifying the construction? Is it the developer? Would you hire someone to look out for your interests?

    I assume the developer (or their designate) would certify it by default. I've no idea whether 3rd-party certification is a legal requirement, but this being Ireland I assume self-certification is possible.

    If there's value in it I'd certainly hire someone to act on my behalf, or at the very least involve myself during the build. The question is what to look out for, and how to manage it with the developer.

    I would be shocked if a developer entertained you like this for it is an anathema for them to do other than sell you their finished product.
