MidTerrace boundary defination

    Can anyone tell me how the boundary is defined between two mid terrace houses. Both houses have cladding which has a clear line down the "middle" and a fence divides the two properties, however this fence is not in the same line as the cladding line.

    The cladding on both houses was not part of the original build and when we moved into the house this cladding was already in place.

    The reason I'm asking is that we're putting up external insulation and want to sure its done correctly. Our neighbour is saying that the fence is the boundary between the two houses where as I think it is the existing cladding line which as far as I can see is in the middle.

    Neither the fence nor the cladding determines the boundary. The neighbour presumably believes that the fence was erected along the boundary line; that may or may not be correct. You'll need to check the title deeds and, if necessary, pay a surveyor to plot the boundary.

    Other factors will be:
    * Wwas the terrace built as one?
    * Where is the party wall internally?
    * Who owns the substance of the party wall?

    What type of cladding is it?

    There was a time when the Land Registry sent out maps drawn by draughtsmen showing the boundaries drawn with a thin red ink line. Could take six months or more to arrive

    Even tho' the Folio carried the usual note that the boundaries shown were not conclusive, such plans were more reliable than the sort of photographic overlay now provided.
