Timber Frame Dormer Year 2000

    Thinking of buying a 4 bedroomed timber framed dormer built in the year 2000. I will obviously get an engineers report before making any final decision but in the meantime just wondering if someone could tell me:

    -What was the building standard of timber frame homes at that time?

    -It's in the south east of Ireland, assuming there wasn't many timber frame companies at that time, what company might of built the house?

    -What are the most common issues I need to look out for?

    -It has an energy rating of c2, is this good, would this be a comfortable house as I've read that it is hard to upgrade insulation in a timber frame home.

    -Anything else anyone can tell me about timber framed homes built at that time?

    I would be looking at air-tightness, insulation & heating.
