Rezoning agricultural land to residential

    There is a small parcel of agricultural land behind our existing house. If we were to buy this land, it would give us the space to build a seperate dwelling (a future plan).

    The question is, how hard would it be to get the land rezoned once bought ? I'm assuming that this would be the first step before we submitted plans to build a 2nd house.

    is there precedence of 'backyard development' in the vicinity ?

    i wouldn't bother buying anything until I'd talked to a local arch or planning consultant

    Not exactly. Its a semi-rural area and the land in question is an odd parcel which would not look out of place as an extension of our plot. i.e. we're not talking an estate with one house extended out into a field.

    so the answer is 'no' there is not any precedence.
    i wouldn't bother buying anything until I'd talked to a local arch
    or planning consultant- they will start by asking things like:
    1. what size is the plot
    2. how would a separate access work?
    3. what are the site lines like on the road?
    4. is there any ribbon development (road side houses)in the area?
    5. what is the speed limit on the road, what are the site lines ie can you see +100m up the road in each direction
    6. is it a green belt/ area of natural beauty etc ie anything that further complicates the zoning
    7. can separate waste water treatment unit be provided

    Would a professional consultant be the best/only option or do Council planning departments have capacity to help with such discussions?

    If the type of questions raised above posed no obsticles, what is the process in having the agricultural land rezoned ? or do you simply submit an application for outlying permission for a dwelling and address all such issues at that point?

    In my experience applicants need to submit a layout showing their intentions and cover the particulars listed (& other site specific info) along with a letter of consent from the land owner . Applicants are best to seek professional advice to minimise the risk of miscommunication.

    Revision of this type of Zoning is best delt with by a formal planning or outline planning application
