Apartment - Adding a second bedroom

    Hi all,

    Just looking for advice on possible construction idea I have.

    I'm thinking off putting in a stud partition wall in my owner occupied apartment to divide the living room to facilitate and additional bedroom, the intention of increasing the number of bedrooms from one to two.

    Is there any need for planning permission in this case? DO I need to notify the management company etc..

    There may be a need for planning permission and there would most probably be a need for a Fire Safety Certificate...so not an idea to consider lightly or without professional advice.

    More than likely yes - you need to check your lease documents. They probably say any structural modification requires the permission of the OMC.

    From what I have read (very difficult to find info) I do not need permission however a fire safety certificate may be required. (it is a ground floor apartment, with two very large windows in the room, with the net result of one window in each part of the division.

    I can only assume by doing a block partition wall the internal integrity of the apartment will increase in regards to fire?

    Is there any sort of divide that I could put in, that would remove the need for a fire safety cert/planning permission??

    The second room will not be rented rather used by family friends, may even be used as an entertainment room with a good quality fold out bed.

    The division is key here.

    Just get an arch or eng out for a consultation.explain you need a letter from them outlining your obligations to separate a space into two rooms.
