Reduce it to 13'6 X20' or 6m X 4m leave the pool table, but leave out the bed, now you may not need Planning, subject to a few other restrictions.

As martinn (above) suggests, scale back.

You can build a 'shed' up to 25 m.sq. without planning permission (cumulative...i.e. taking into account any other sheds/outbuildings that may have been built). To be exempt you must also make sure 25 m.sq. of private open space (i.e. garden) is left/retained.

Use is important in that the use must be incidental to the enjoyment of the main house...so pool table = fine...bedroom = a bit dodgy.

Also see here...http://www.irishstatutebook.ie/2001/en/si/0600.html#sched2...scroll down and read Class 3.

You may have to apply for retention permission (at a later stage)....you may have to remove the structure....and/or....if indicted (for building an unauthorised structure), face a E 12,700,000.00 fine, or 2 years in prison, or both.

Is it worth it? Probably not.

Either apply for planning permission or consider a smaller pool table. ;)

12.7 MILLION EURO, that's one hell of a fine ( I,d do the prison term instead )

That's the maximum fine...for a log cabin you may only get a fine of a couple of mil! :p
