There is a large parcel of undeveloped 'scrubland' in Rockabarton, between Rockbarton Park, Rockbarton Court and Gort Ard Avenue.

Without naming names, can anybody provide any information on its history?

    How has it escaped development?

You can check the planning lists
1997 - Permission for 12 apartments at Rockbarton Court, together with outline permission for 4 residential units off Rockbarton North. Decision: REFUSED. Appeal to An Bord Pleanala REFUSED

Planning website says "Permission for 12 no. apartments at Rockbarton Court, together with outline permission for 4 no. residential units off Rockbarton North" was refused in 1998. That's all I could find

    Thanks for that info.

I guessed that someone might have tried to develop it at some stage.

All the same, given the age of neighbouring residences and estates, it's remarkable that it has remained untouched.

It would make a nice park. :)

Incidentally, an additional oddity imo is that the rear gardens on the east side of Rockbarton Park, despite backing onto the land in question, are unusually small.

    ... and
Activities of Christian formation at Gort Ard are entrusted to Opus Dei, a prelature of the Catholic Church.

Do the planning docs say why permission was refused?

    Local Opus Dei HQ.

OD used to invite UCG students out there for debates etc and free sandwiches.

Took the sandwiches, but managed to rebuff efforts to recruit me.

It could be hard to shake off the recruiter around college
