Building regulations for extension that doesn't need plannning permission.

    Hi,

    Does anyone know for definite if I need toget my extension certified to building regulations if it is under the size forplanning permission?

    As far as I know I don’t need Planningpermission for an extension at the back of my house, but do I need it get signed off to say it meetsbuilding regulations? And if so who does it? Can the builder that’s doing the extension do it?

    All works have to comply with building regulations. For example if you were simply changing a boiler - it must be of a minimum efficiency standard . If you were only replacing windows , they would have to comply with min energy efficiency requirements and provide clear openings wide enough to satisfy regulations in relation to fire escape or rescue.

    Unlike the old "Love and Marriage"* song with planning / building control you most definitely can have one without the other.

    Builders cannot certify works only building professionals can ( architects / technicians/engineers and certain types of surveyors )

    Builders have offered services where they would have an engineer issue certification.
    Ive seen way too many botch job extensions when this has been the case.

    Get yourself an engineer or architect or whatever to design, inspect and certify the works. You can then be sure that he is working in your best interest and not just signing off on cobbled together rubbish.

    great , the builder that is doing my extension said he'd cerify the work!!
    so Am i looking for building services engineer or Architect to certify it?
    where is the best place to get one from? is it a golden pages job?
