Have been given varying costs for external insulation ranging from E80 per square meter to E149. We want to go with someone reputable . When i questioned E149 rate, the contractor said they deduct the door areas /window areas etc , whereas plenty of firms that give the lower rate just calculate the whole area. Keeing this in mind, does E149 sound reasonable or does it sound very high. They seem to be a very reputable company that have done a lot of work in our area.

Also worth checking out how much of a guarantee you get with the insulation. Some give a 3 year warranty, generally you're looking for 20 years warranty for top notch insulation.

Be careful who does the external insulation work. I had some work done two years ago and several defects (cracks and flaky finish) have emerged. I have been trying for over a year to get some remediation, initially from the applicator and more recently from the product supplier. Can't even get a reply to my letters. I have even copied the SEAI who paid the grant but nothing from them either.

An average of around €100 per m2 based on actual wall area seems to be whats normal.
