    Need Help big time!

Living in an apartment with a shower mate pump which pumps water to taps, toilets & showers. My hot water is controlled via a quartz E7 controller panel (the one with the overnight heat option with two hour boost facility).

Currently I have extremely hot water in both my toilets and coming through the cold taps in both bathrooms. The water in my taps is also piping hot. I have been getting extremely high ESB bills (€600 for two months when usually around €150).

My hot water tank has a top and bottom heating element.

    Can anyone help?

    Simon

The pump you have is a plastic pump with a maximum hot warer temperature of 65c, it sounds as the rings / seals between the hot & cold chambers are damaged because of excessive heat, that is causing the hot water to vent into the cold service, you need to get your stats checked out and set properly , they seem to be out of kilter, your pump can be fixed, if you ring the Shower Doctor in Parkwest, Clondalkin they can fix your pump.

thanks, have arranged to have it fixed by the place you recommended. €98 for looking at it then the price of the new seals.

Dont know if thats going to help my ESB bills but its a start.

Make sure that the tank thermostats are also checked, if one of them has failed, the heater doesn't cut out correctly, the tank then boils and "kettles" over into the header tank, which also then gets hot, whch can also be how you get hot water in the WC's and cold taps. If a stat has failed, that will be hurting your ESB bill big time.

Its also possible that the overheat scenario may then have gone on to damage the pump, so checking the stats is essential.

Shore, if it was easy, everybody would be doin it.😁
