cost of a build from scratch in Dublin?

    We are looking at this site but need a bit of advise.

    Its 1290 sq ft, what would be a reasonable price for a full build to a medium spec finish?
    What would be a reasonable time frame?
    Does it have to be built to the plans provided? How much scope is there to change things from the plan?

    Sorry about that.
    It's a two story, 3 bed house plan in Santry.

    Cost will depend on finish, cost of kitchen, tiles, wall finishes, insulation standard. joinery finishes including doors, skirts, architraves etc.

    Reasonable time for any new build property from scratch is 8-10 months

    If the plans have planning permission then yes, if not then you are free to apply for a new layout through the planning process. You can also go back through the planning process to change the existing drawings if they have planning but there may be restrictions depeneding on site layout, location and negighbouring properties
