Mortgage top up for extension

How likely is it that PTSB will allow us a top-up on our mortgage to build 2 storey extension onto our house? Are they even lending money? What criteria will they take into account?

First question is how much equity is in the house? Or is it in negative equity? If negative its a no go straight away realistically.

Normal lending criteria will also apply in terms of your income, other debts.
