Can I break my fixed term lease?

    I've been on the threshold website and I know that I have to find someone else to move into the house to break a fixed term lease, but I've also looked up the Housing Standards Regulations 2008 and it says that the landlord is obligated to make sure that a house is up to certain standards...

    There are holes in my roof and the house is so damp that I anything in the house with fabric, from the couch to the beds to my clothes, are constantly damp, and it smells disgusting as a result.

    Under those circumstances do I have a right to get out of my lease? I am six months into a 12 month lease. Obviously these conditions were not obvious when I signed the lease in May...

    Any help would be appreciated, because frankly the house is in terrible condition and it's only going to get worse when the real winter hits...

    You need to give the landlord the oppurtunity to rectify this. Phone the landlord about this, saying that you need things rectified within the next 7 days and that failure to rectify it means that you won't be able to stay for the winter. Then write to the landlord (keep a copy), confirming your conversation. Follow up with a further phone call in a few days.

    Talk to the housing department in your council, asking for an inspection.
