transferring a plot

    What steps are involved in transfering an acre of land from a father to a son?

    I assume that a map of the area is required but then is it a case of getting solicitors involved or can it be completed directly with the land registry.

    Any advise is appreciated.

    unfortunately soliciters are involved. shouldnt cost landowner a penny, if son gets permission the fee will be covered in conveyency{paid by son}when mortgage is drawn down.

    You don't actually need a solicitor for this. I would advise using one if it were a transfer of land between two parties who don't know each other, but not in this case.

    I would advise however, that you get an architect or engineer to prepare the folio map - it is important that they are drawn up accurately

    The maps cost €25 from the PRA & the architects / engineers fees should be somewhere between €250 to €500. Shop around to get the best deal.

    If the land is anywhere in Connacht, let me know & I can PM you details of an engineer who does them cheaply.

    Either way, there's no reason why you need to shell out a couple of grand to a solicitor for this.

    id tend to use a solicitor, but get a set fee for the job before hand, dont let them use a %.
    if you do it your self and get it wrong, ur up the swanny.

    The same would apply when using any land or property as collateral.

    However, a solicitor is still not required for a land transfer.

    I would definitely get a solicitor and get it transferred correctly (i ahave no connections to legal profession). Negotiate a price beforehand. I recently did - like every other profession they are looking for business so now is a good time to do it.

    Solicitor only charged €300 for transferring our 1 acre house site in 2007. The engineer who drew the house plans did all the map work as part of the cost of preparing the plans.

    If u transfer less than i acre to son as sight you can avoid stamp duty unless changed in finiance bill
    you need to talk to good sol. or tax advisor trans fer may have other tax implications this is why yuo need to consult professional the actual transfer is the easy bit which you could probaley do your self
    when talking to profesionals get a price for work you want them to do not %
    lot of good solicitors doing very little--- Bargin

    What is the average price for an architect to do up a house design ?

    Price is from 2k - 3k I would say to do house plans through to getting planning.
    But same as above, agree price before hand. Some (most?) are not very busy now.
