It all depends on the spec, builder and location.

Assuming that it's cavity walls with slate/tile roof and you get a local builder then expect to get quotes ranging from €10k to €15k.

However with a bit of shopping around I see no reason why you shouldn't do it for 10k or less. If you were here, in Donegal, you could have it built for around 8k using direct labour.

I'd just be going for a cladding roof. How much are block layers charging per block these days?
