I'm currently putting together a spec sheet to go with the tender drawings. Is there a standard document that I can dowload from somewhere? How detailed does the spec sheet need to be (i.e. do I need specify that a portaloo will need to be provided by the builder, etc) or is it really just to specify type of windows, number of sockets, etc?

You might get some information here or here. There is good information on this thread.

The basic premis is the more detail you put on a specification, the less can go wrong in terms of a builder requesting extras.

Thanks for the response P.U.T. Is there a standard "boilerplate" spec sheet anywhere I could download or is it literally just a piece of paper listing as much info as possible.

One quite important question, is it a legally binding document and can it be used if/when disputes arise?

it can be but you should be aware that what you stiplulate can work for you but also against you

I think some other posters have given good advice re leaving certain tasks to professionals..

I wouldnt attempt to drill my own teeth
