Guide Price is €240,000 - what is realistic bid?

Hi all, A period style house in a market town, view of river, 3-4 bed, 2 large front rooms and a good sized kitchen - in good enough condition, no furniture or cooker etc. In need of a little work - what would be a realistic bid? Any ideas would be great, Thank you.

Where is it and what will it rent for are the first 2 questions I'd want to know. The price that comes out from that is the median price.
