    Would a report prepared by an Assessor trained in England be acceptable, to the powers that be, for a new/for sale/for rent property here, since we are all part of the EU, diminishing borders, etc.?

    A BER assesssor has to be registered with SEI (see www.sei.ie/ber)
    and be in possession of Professional Indenmity Insurance.

    To register an Assessor has to sucessfuly complete a recognised training course. These training courses are specific to the methology (DEAP) used
    in Ireland (Republic).

    I would recommend that anyone looking foir a BER shop around, I would also reccommend a the use of an aassessor with a Construction related qualification.

    without trying to be faceious, but you have shown you dont really understand the pricing factor with BER certs..

    ill ask you this... as a professional,
    do clients come to you?
    do all your services have an approximate equal timespan?
    do you take appointments?

    well, if you were doing bers you would know
    1. the travel distance is a factor in price
    2. the travel time is a factor in price
    3. the size of the dwelling is a factor
    4. the number of different extensions is a factor
    5. the sei administration fee is also factored in

    therefore a newly built 3 bed-semi (1000 SQ ft) in an estate 10 mins away from me could cost €250... i could have the house measured and cert issued in 3.5 hours

    but 5 bed 4000 sq ft rural house 30mins away with 3 separately built extensions ie single storey, dormer and storey and a half, could cost €750.... it could take me a day and a half to measure and calcuate and issue.....

    thats why there a difference in prices..

    oh, and if someone says they will defer recieving payment...
    that does not mean they will do it for free......

    It has been explained plenty of times why the irish version costs more...
    Look it up....

    There is a lot more work involved to produce the Irish cert.

    This matter is being discussed, to highlight , the irregularities,
    when it comes to a ber assessment,
    the people of Ireland are sick and tired of been ripped off.
    so ber Ireland need to get there heads together .
    and regulate there pricing, also don't think its freedom of speech
    when people are been penalized on this forum for speaking the truth
    rip off ireland went down the road with the celtic tiger.

    Houses are irregular. built and extended at different times , heating and wiring installations upgraded to differing standards at different times . All impact ratings , all generate workload for the assessor- which s/he is entitled to charge for

    There can't be a standard charge . It's too complex for that . Prices can't , by law , be regulated that would be price fixing .

    What are people charging now for assessments? The amount of time to do an assessment will not have changed, nor distance to travel etc... but as we are now in dire straits what is being charged for a 1000 sq ft semi in Dublin, Galway, Sligo, Dundalk? Is there a website to compare prices or simply ring around?

    Me thinks that ring around is the way to go!.... prices seem to vary, some peoplr are advertising at €99.99 but when you call this is for a 1 bed apartment. seems that around 250 is the going rate!
