I dont thiank it is actually, thats the Going rent at the moment. its a New 3 bedroom House and i have rented it at that price for the last year.

There are cheaper houses a few doors away, according to daft (e.g http://www.daft.ie/2593205)
but there's also more expensive ones, it's about in the middle of the range for that estate I think, there's upwards of 5 according to the map, and probably more that aren't in the right spot on the map.
