Garage conversion - average cost?

I am going to convert my garage and not sure what is a reasonable cost. It is a semi-d and I am looking at converting garage to play room. Approx 14x10. Remove garage door... build up wall, supply and fit window, raise floor (plywood), slab and insulate walls and ceiling, drop some extra power points, move boiler outside…

Should I be looking at 3, 5, 7, 9k or more?

Depending on where you are located it would probably cost in the region of €6000 - €8000

I'll move this to DIY as you will probably get more replies there.
