the grange maynooth

    Hi All, anyone bought in the Grange Maynooth? I see that 11 of the 2-beds have been allocated as cost-rental, but all other units are being sold privately, I was told. Anyone looking at it? The houses are lovely, and I like that it is a small development. Although Rail Park will be built around / near it eventually, but that's true of most areas around Maynooth now unfortunately.

    Hi, yes, the location is actually quite good.

    From the latest documents I have seen, it seems that out of the 105 residential units, around 40 apartments are expected to be used for social/affordable housing and are currently being acquired. So in reality, only around 50-60 units are being sold privately.

    Although the land behind the development will eventually be used for a larger residential development, the site closer to the primary school has been identified by Kildare County Council as a future secondary school site.

    That was one of the reasons I decided to buy there😂

    We have put a deposit down and are looking into some of the above mentioned. It’s a great location and a beautiful development.

    There are max 40 private sales, one block of apartments is social/affordable, one block is private, the rest are cost rental. The 3 & 4 beds are private and most 2 beds will be cost rental also.

    I’ve acquired this info by going on site and discussing with the builders and looking at the initial price list that was sent out which has the addresses of private sales only.


    That’s great to hear about the secondary school, another advantage!

    Thanks. I hadn't realised so many units were designated for social & affordable. I was told it was just 11 X 2-bed houses. That seems like a lot going for social? Anyone got any more information? Thanks for these update - appreciate it!

    We are actually in the exact same situation. We paid for the booking deposit and we were originally told there would only be 11 units allocated for social and affordable housing. Finding now that it could be closer to 60% of the estate is just too much for us to accept at this price point.

    On top of that, there are still a lot unanswered questions , and the level of misinformation and general incompetence from the EA has been huge red flag for us.

    Because of all this, we've decided we're going to pull the plug even though we are quite far along in the purchase process.

    I am finding it hard to get a reply from the estate agent, TBH, Landro. I am also very confused about parking. I am told I will get 2 spaces but one that has been allocated is right outside someone elses door. So, presumably they won't have any parking at all? I have queried this too but no answer. Have you been promised 2 spaces too??

    Yes, the same thing. Two parking spaces promised, second one on the other side of the estate in front someone’s house.

    There has been issues in the news related to new build parking.

    You might need to check if the spaces are exclusively for your use.

    I am trying to get clarity on the above from the developer. If I get any information I will let you know. It is such a nice development, but the lack of communication about those issues is frustrating.

    if you hear back from the developer do let me know also SuzMull. The EA have been terrible to deal with and just from seeing the comments from here has put me unease on whether or not the decision I made to purchase the grange is one I’ll regret or not.

    We’re in the same situation, the EA have given us lots of misinformation or no information.

    With regards parking, you are allocated one space (EA gave told us the wrong one —assumed it was outside our house but it wasn’t).

    Your solicitor will confirm your allocated space and the second one needs to be requested from your solicitor to theirs. We’re in the process of this atm. We have only been able to get clarity on many questions from our solicitor.

    Is it demised or allocated parking?

    There is a big difference between the two.

    I will. I am getting my solicitor to look into it as the estate agent is extremely unhelpful and unclear. The EA originally told me there was no social housing (on 2 occasions) and is now saying there is 11 units for social. I don't mind having some social housing in the development - I think it is reasonable TBH. Same with cost rental. The issue is more with balance - it has to be proportionate. The parking is a shambles from what I can make out too. Anyway, when my solicitor gets any info I will share. I think the development is lovely, and I really like the feel of the place. I love the house i have a deposit on. I just need clarity on these issues, which I think is reasonable.

    @Carloooss I would also add that a development is as good or as bad as people make it. If enough of us are good neighbors it will be a good place to live. But I understand your anxiety. The estate agent isn't helping in that respect. Get your solicitor to look into anything you are unsure about.

    @Minnie26 - Agree with you. The EA has provided a lot of false information which is misleading.
    I got confirmed my parking spot but it seems the 2nd parking spot is not near me and asking where exactly is it and if it can be moved. Seems parking for a lot of people here is an issue.

    @SuzMull - Agree with you with the EA. I did reach out to the developer which I am waiting a reply from. I do not mind having social housing either but the EA needs to be transparent to us as it is nice to know. I did get feedback from the the developers solicitors that the social/affordable housing has not been finalised and it will be within the guidelines. Hope this helps anyone on this thread. 100% agree with you on this! Thanks for the positivity. Do we know if there is Whatsapp group ?

    Yeh, it will be good to get clarity on these issues. It's a shame we need solicitors to hound the developer for answers - in fairness, the estate agent should have all this information and be forthcoming. I'll let you know what I find out too. Let's keep sharing what we know and this will help others thinking of buying. I do believe this is a lovely estate and that we can all be good to each other.

    We heard back from the developers solicitor that “the car parking spaces have already been set out and will remain”.

    We have two spaces atleast.

    There are 105 units in the development, 39 of which are private and these are the ones that’s get 2 spaces, we were told. Then the Cost Rental & social/affordable units get 1 space.

    There’s 130 residential parking spaces, 12 visitor & 11 crèche spaces on the map we were shown.

    I’m happy to set up a WhatsApp group if anyone wants to DM to be added.

    This is really helpful Minnie26. Thanks so much for sharing. I am going to the open viewing this Saturday to see if I can chat to someone about allocation percentages for cost rental / social / and affordable. Each are a different type of thing, so good to know how it breaks down.

    I've raised that question with solicitor and got reply today. 39 units are private sales, 42 are cost rental, 11 social and the rest (13) is allocated for affordable purchase scheme.

    This means that in best case scenario only 49,5% of estate will be owners occupied.

    Also, management fee will be 850€ p.a per unit.

    Hope that helps.

    We decided not to proceed with the purchase.

    Went to the open viewing. Didn't get a huge amount more info than is already shared here, but the 850 euro management fee includes all bin/refuse collection. It also covers all landscaping, ground maintenance etc. The parking spaces will be clearly marked so no confusion as to who has what.

    The houses are really lovely, I must say. I got a really nice vibe today. I met some others who have bought are they were very nice folks. Will get my solicitor to chase up some of the other questions next week.

    Hi everyone,

    We are also looking into buying at The Grange and came across some publicly available planning information online regarding the different unit types.

    Based on what we could understand from the documents:

    • private sale units (39 units - same ones described in the Daft website)
    • cost rental units (42 units)
    • social housing units (24 units)

    We could not find any information online regarding a possible affordable purchase scheme, only references to cost rental (link below) and social housing in general (screenshot of document attached below).

    You might want to look a little more closely at those parking figures. What you are suggesting is not posible.
