Letting land

Just looking for advise - My other half is tasked with organizing the leasing of a 400 acre farmland for her brother who is living down under in Australia. Land is to be leased long term 5 to 6 years, it's in north Mayo and is all moorland / rough grazing and is fenced.

She has been advised while visiting there recently that there is no demand locally for land but that dairy farmers from the midlands are actively looking for land to rent in the west. So should she get an auctioneer in north Mayo to handle the whole thing or would it make more sense to use an auctioneer in the golden vale ?

    Thanks.
