Ballinglanna, Glanmire - Final Road Layout

Does anyone know what the final road layout will be when this estate is complete. It looks as if a new through road will be available which will bring you into the Glyntown Road. Great if true as it would relieve a lot of traffic down by the AIB.

Anyone know what’s happening with the road going up by Glashaboy Waterworks. The current layout is very awkward and I assume is not the final layout?

Eventually Glashaboy waterwork hill will be closed, the road will sweep into the new estate just below the current o Flynn marketing suite

The access road into Fernwood and Glytown is completed but currently fenced off.

This will definitely become a new rat run when completed

More than a rat run, it will also actually be the primary road! That will be the main Glanmire bus corridor, cycle lane / greenway on the side etc.

I would have thought that the road through Marwood, then up through Fernwood should surely be upgraded to cope with this but I don't know of a plan for that.

Also, the bit beside your red-drawn "new road" will be two large apartment block buildings with creche etc underneath I believe

Yes, creche , lots of apartments and some retail units

While we are on the subject.

What is going in the area highlighted north of Glashaboy. More houses?

You misunderstood the previous comments. That area will have the road and apartment buildings with creche and retail units underneath.

I think I read somewhere that this section was earmarked for a school development, not sure if it was true or in there to get the planning.

I didn't see anything like that.

Maybe this was a mis-read of "educational facilities" when the idea was to have creches etc? I'm not ruling it out that someone plans a school there, but it seems unlikely to me.

It's in the original planning submission.

Ha, a creche and retail units that will never get built. Like so many other developments across the city. Its utter madness the lack of amenities, infrastructure, planning in places like Glanmire, carrigaline. There are never any local shops, creches, playgrounds, GP, in these new developments, so we have to drive everywhere, everyday and wonder why traffic is so bad. Will we ever learn……..

I agree , they never arrive. Over in Australia the schools, shops , retail , amenities go in first ...the thinking is, the first house has as much right to these than the last.

some of these are private enterprises though, so as much as they can be planned for in terms of design the developers cant actually be forced to provide them. i guess the planning laws could be changed so that developers have to provide certain services for X number of years depending on the size and type of development, but i dont think that could actually work in practice

Is this definitely the same side, and not the scheme recently approved to the West of the current road? I can't understand how a school in this location would be a good idea, personally. But then again I'm not a planner!

While on the subject, what is going on slightly further south at the other side of the road (On the right as you go up the hill). Based on Cork City Council map it seems also part of O’Flynn planning.

New housing estate. Over 500 houses. The sequel to Ballinglanna.
