ICF question - possible DPC Issue ?

    Hi All,

    We are looking at purchasing a second hand house that is relatively new as it was completed a little over a year ago.
    The house was constructed the ICF method and also has MVHR and underfloor heating / heat pump and is A rated.
    Everything looks great however I noticed a unusual damp spot around the front door.
    Looking at the image attached should I be concerned that Damp Proof membranes were not installed correctly when the concrete was poured in the ICF's ?

    Should I be concerned about this ?

    What does engineers report say?

    TBH - it doesn't look like damp from your picture. More like a patch of filler or something after the front door was fitted?

    Agree, it just looks like it was repaired and not painted. Curious though why the door wasn't fitted before any finishing and painting etc., given how new the house is.

    Could be driving rain from outside judging by the gaps further up

    If the worksmanship on the door install reflects the whole house I’d run a mile
