Replacing existing kitchen window - with a picture window

    Quick Q - In the middle of a kitchen renovation and I'd love to change one kitchen window (behind the sink, looking out of the rear of the property). It currently has an opening… and I'd love it to just be glass. i.e. a "picture window". The kitchen has 2 other windows, a set of french doors and access to another door and window via a kitchen utility - so no issues with escape/fire. The nearby cooker has a hood and is vented through the wall to the exterior.

    Am I right in thinking that I can just swap the window out? Same size. Same place. Just no 'opener'.

    Not breaking any planning rules, etc…?

    No planning issues as it's to the rear of the house. However you will still need to comply with the ventilation requirements of Part F of the building regulations. Area of window openings should be a minimum of 10% of the floor area of the kitchen.

    10% - It's probably not even that now. Kitchen has 3 openings that I can't imagine total 2.7m2

    The floor is 7.4m long and 3.65m wide (27 sq m).

    Is that excluding the 2 french doors, that obviously open? This would deffo bring it above 10%

    Sorry, I missed the part of your post about the doors. Yes they can be included for calculating ventilation area.

    straight swap. But bare in mind a pictire window still has a frame, its not "just glass" - just in case you were expecting that
