Buying a property from an estate agent, sell existing property with them also?

    Say if someone was interested in buying a new property marketed by a certain estate agent, but they already owned a different property they intended to sell.

    Is it common practice when selling their existing property, to simply do so with the agent they intend to buy the new one from?

    Payment for the new property would be made with proceeds from the sale of the existing one (a cash deposit would be available however).

    Is there an advantage to selling the existing property with one agent over another, or how is that situation generally negotiated?

    We used the same EA for selling and buying when we traded up. The EA can't be seen to give any unfair advantage like telling the vendor to specifically sell us the house, I certainly wouldn't have entertained it for the people who were buying our house anyway. We still got into a bidding war and paid 10% over asking but I feel like the EA was very upfront with us about what bid would seal the deal. I do wonder sometimes if we would have been successful if it wasn't the same EA but we'll never know I guess

    We used the same EA when we traded up 10 years ago. It can definitely help as there's an incentive for them to ensure the sale of 2 houses go through smoothly. It definitely helped in being able to sell and buy on the same day, which I know is fairly common in the UK, but less so here, but it saves a lot of time, expense and hassle if you can negotiate it. It also helped in finding somewhere to move on to as you might get to see places before they go on general sale. Also, if you're happy with how you're treated by them when your selling your own house, you know they should treat you in the same way as a buyer.
