Planning exemption

    Hi all, we are doing a renovation on our house including a small double height rear extension of approx 8 sqm in total. My query is that there was planning permission granted in 2001 for an upper storey extension of 16 sqm (no other extensions on the house other than that currently).

    Does this mean that technically we could build up to the allowed 20 sqm for a detached upper floor extension for a detached house without planning permission? Or does the 16 sqm extension that was granted planning permission and built already eat into that exempted 20sqm?
