Gas boiler issue or Leaking bath - see paint damage pic

    Elderly relative asked me to check out a leak in her upstairs bathroom saying it was causing "damp" in the room below. The toilet is leaking alright but it's the bath which above this corner of the room below. There's also a gas boiler to the right. No sign of mold on either wall or ceiling. Any ideas what caused the paint to peel like this?

    Looks like a failure of the paint more so than an obvious leak from above.

    Is that black soot staining above the boiler?
    Has it been checked recently? I think a safety review of that gas boiler would be most urgent.

    I agree with you regarding paint, I don't think there's a leak or mold. I'm concerned that the paint has peeled from excessive heat and wondering if that can happen on areas beside boilers. I've no experience of them and if pushed would say there's fine soot/black dust around it. Owner can't give a straight answer as to whether it was serviced or not.

    Looks like soot in and around the effected areas, is there a carbon monoxide detector installed ? if not , get one and have the boiler serviced asap

    There shouldn’t be any great heat around a boiler. Certainly not enough to cause that kind of damage.

    The boiler is quite possibly in a dangerous condition. (Carbon Monoxide). It likely needs to be replaced. Note, there is a risk than anyone asked to service it may disconnect the gas supply to it on safety grounds if there is a safety hazard they cannot resolve.

    Immediate mitigation measures are ventilation and carbon monoxide alarms.
