Before you go getting envious of that head tenant. That 2k is hard earned. Rent has to be paid before the end of the month for the next month. I have done this before for no reward. Bills have to be paid so you have to put up your own deposit of €400 on both the Gas and ESB bill. then you have all these lame duck excuses from tenants. Then you have to look after maintenance, make sure bins are out. I wouldnt do it again for all the tea in China. Definitely not with Erasmus Students, they were the worst ever and left me with an ESB bill.

This would basically be fraud, breaking a contract and tax evasion from the start. Leases certainly won't allow for such things and no landlord will agree. You would have to represent yourself as the owner or agent and you would not be, so fraud. Then you would have to make sure you pay tax on that income which you also have to explain which you wouldn't so tax evasion on top of some more fraud.

There are other things like basically it is an illegal short term let and any damage done to the property.

So certainly you can't do such a thing legally and morally if you think this sounds OK you should check yourself
