Is the renting market quietening? Trying to rent a room in Dublin 3.

    I have a room to rent in a house in Dublin 3. My daughter is living there and another girl. It's a single room, bills included, 800 a month in Dublin 3 - close to DART on 15/14/27 bus routes. The room is clean, freshly painted, built in storage, wooden floors, new IKEA furnishings, builds are included. Rest of house is in really good condition - main bathroom and downstairs WC. BER 3 rating, but there has been very little interest. The last time I rented it out two years ago there were hundreds of texts and calls. I put the basic add on Daft.ie. Maybe I should have gone premium.

    Well I've known people trying to rent rooms who are getting dozens of emails in the first hour of putting up the advert. Is the advert getting views?

    i rented king size rooms in D2 last year for 1000 bills included, bathroom shared between 2.

    Got 200 messages and someone who viewed and didn’t get it, sent me an unsolicited text recently if it is becoming free again anytime soon. Demand still there. Looking on daft there’s not a single double bedroom below 1000 in Dublin 2 currently.

    how big is the house? Having a single room in a small house where you have no private space is not overly desirable.

    Also, Id say august-november is the busiest time. Are 10 messages not enough to get someone? Do they reply back?

    It is coming near the end of the academic year. Most students won't move at this stage. D3 is home to many tech companies who are not hiring at the moment. Many of the tech companies in Dublin are letting employees go. You will just have to cut the price. Sharing is a notoriously price sensitive segment of the market and you are at a soft time of the year.

    Thanks for all the advice. I hadn't realised there were a lot of tech companies in Dublin 3 - I know they are going through a difficult time at the moment. I think you are right about cutting the price. I had noticed that some of the double rooms had come down in price from 1000 to 850, which I was surprised about. I didn't want a student - been through that before and lots of damage to the house, and also would not suit the profile of those in the house now - but someone in their early 20s who is working full-time, first job etc. In relation to the size of the house it's 1100sq feet with two sitting rooms, so not that small really for 4 sharing.

    1100sqft is quite small for 4.

    2bed apts are usually 60-90 sqm for 2.

    I moved recently, and I found I was getting almost no replies for rooms below 800. It seemed to me to be worse than the last time I was looking in November and December 2023. Maybe that was just a quieter time of year.

    Thanks Ainm Cleite. I'm not sure what's wrong so - hardly any replies. There were four who came to look at it. 1-1980 - maybe the house is quite small - I meant to say it's actually 1150sq feet and not 1100 sq feet. I live in an apartment of 780 sq feet, but I wouldn't like to share it with anyone as there is only one sitting room/communal living space. I though that maybe having two sitting rooms would make the house more attractive, but maybe not. It's my last year renting out anyway - my daughter will be finished college next year and unless the market crashes, I will sell the house.

    I have a double bedroom with ensuite in d9 €900 been their for 3yrs great tenant so am happy to discount

    Maybe you could show some of the ad, obviously can remove the address, or maybe PM someone on the thread who is also renting and they could give you advice on the ad itself.

    Scratch that, I found the ad myself. The pictures provided aren't great, the main picture is of the hall and stairs, not the room itself. The sitting room furniture looks old and dated. The bathroom picture is dark and makes it look very small. There is no clear pictures of the kitchen, dining or outdoor space, which would be a good selling point and it's not actually in D3, you have it down as Whitehall, Dublin 9.

    The ad still has over 500 views but I'd suggest an improved ad would get more responses.
