HTB repayment

Hi everyone,

I bought a house two years ago and got 30k in the htb. I'm after getting offered a job on the opposite side of the country. I'm going to take the job.

If I was to sell this house I'm calculating I'll owe revenue 18k. Is there any way around this or any exception to these rules?

Friend had a similar problem. You keep the box room for yourself,"you are away on business but it is your main residency because you have some clothes there". You rent out the two rooms ad restart in X town by then the rent will have paid mortgage and maintenance.

If you think that is unethical, there were people buying in their 20's in the 90's on their first time buyers grant. Then moving home and saying they were lonely while renting it out and getting more than the mortgage paid. nothing ventured nothing gained.

Rent the two rooms and keep the small room for yourself.

Mortgage is probably €1000 and the rent of two rooms is 600 each plus bills. Makes sense.

QQ - can the OP buy anther property if he rent out this one? or he have to rent at the new place?

Legally no, I do not think he cannot keep the HTB and buy another. Smart money buys assets. The HTB rented out will look after itself and buy another house in the new location. Possibly put the new house in a childs name.

thanks - that is only if he has kids right? if he doesn't have kids now the only option is rent in the new location I assume? or he can just buy it without HTB, but that leave he has to pay 42% tax on this one rental income.

You don't know if the job will work out for you. Keep the house. Make it generate income for you, one way or the other.

I wouldn't be doing anything drastic until you pass probation in the new job.

Get a Mon-Thurs rent-a-room there and travel back to your home every weekend.
