From Site To Construction (Timeframe)

    Hi,


    Could someone in the ‘know’ outline the steps and average timeframes for building a house in Ireland now.

    I’m close to buying a site subject to planning permission. I know what type of house I want to build (relatively small and straightforward), but could someone outline the full process, as we are keen to start the process in January.


    I know these variables are different for most people as it depends on so many other variables, so I would appreciate your best guide at it:

    • Architect to design the house (estimate timeframe)
    • Submit design for planning permission
    • Time it takes to receive approval / rejection
    • Once you get approval, can your building start straight away?
    • Average timeframe to build / contrict a 4 bed house

    I’m sure I have missed 101 variables and things to consider, so would appreciate if you could add other items and timeframes, as I’ve been receiving a lot of mixed guidelines.

    Very, very roughly;

    • Architect to design the house (estimate timeframe) - 2-4 months. While you might know roughly what design you want, the architect will also have to take into consideration planning, site constraints, and also develop your idea and advise you on it (they may have suggestions you haven't though of, point out issues you hadn't noticed)
    • Submit design for planning permission - 1 month, depending how busy they are.
    • Time it takes to receive approval / rejection - 4-5 months; 2 months for initial approval or request for further info, then maybe another 2 months to resubmit with changes requested by further info, and a month for final approval
    • Once you get approval, can your building start straight away? - 2 weeks. Once final grant of planning received, you can submit a commencement notice and start 2 weeks after. That would be under the assumption you have builder already lined up, construction drawings etc. If you don't, add another 2 months for tendering.
    • Average timeframe to build / contrict a 4 bed house - 9-12 months depending on a lot of factors, complexity of the build, your builder, weather etc.

    • Architect to design the house: 0-6 months. You could have a online design today. But it will be generic.
    • Submit design for planning permission: 1 month (mainly part of the above process)
    • Time it takes to receive approval / rejection: 3-6 months
    • Once you get approval, can your building start straight away? Can start in 2 weeks, if you are ready. Even in lined up, builder will need 2 weeks to book mobilise.
    • Average timeframe to build / contrict a 4 bed house: Average 1 Year cold be more could be less.

    So 18-24 months all up
