    Heard of a few of these stories only with siblings. When the time comes for a boyfriend/Girlfriend to move in, how do you divide the house up? Who moves out/in? Who has to sell up and where does the finance come from that? Yeah sure its great today but in 5 years? 4 women in 1 house……. boy that is going to get catty fairly fast under normal circumstances.

    This is genuinely one of the most ridiculous ideas I've ever read. I'm working in finance 15 years and managed a credit portfolio for part of that. There are so many risk red flags here that any bank would either a) never actually accept this idea or b) is not going to be a solvent bank for very long.

    Think about it for a second. The bank has a 3:1 risk factor on their exposure, which is probably 90% of the house price in a time where house prices are already overpriced by 10% per the ESRI. In a normal mortgage you have a 2:1 risk factor but mitigated by that being a family, and all the tax advantages that brings, to mitigate the risk of deliquency.

    In this ludicrous situation the 3 borrowers are strangers to each other in tax terms, and even if one dies or exits or attempts to buy out, there would be taxation involved. Especially if it is not the party involved's PPR anymore.

    Nonsense. Absolute and utter nonsense. I'm surprised that your daughter managed to find two further people and a lending institution to match her level of insane financial illiteracy.

    This thread is too complex for me to understand. It's amazing the level of intelligence from OP and his daughter. It reminds me of astrophysics. Does anyone know how to become a smart cookie? Do I have to go to college or do a masters to become a smart cookie.

    Frankly I'm glad I took his advice about the off the plans bulgarian apartment. Once that is built next year I'll be recouping the investment I already made in it.

    It's like a time warp back to 2006 here. There is and never has been a zero risk property transaction that i've ever heard of that wasn't backed by corruption or some sort of stroke.

    But since the OP hasn't given any real contribution but to talk about how much of a property / financial genius his daughter is - i'd assume this isn't really anything mind blowing. There is always a decent deal to be had and a bit of good fortune when house / property hunting and if you can get one of those - more power to you. I got lucky in 2011/2 when the market was on the floor and was in a position to buy - got a house that would have been way out of my reach in normal times. That was by luck rather than planning. I just didn't fall in to the trap which most of my peers did during the preceding bubble and borrow bonkers money on 3bed semis.
