    It's already fully funded and the tower, Granary, apartments and library were put out to tender for construction last summer.

    It's also been stated by Limerick 2030 that the next phase is due to got to construction in Q4 this year.

    The OPW are taking the tower, so that won't be empty.

    It seems that the aparthotel is being reconsidered and may be redesigned as a proper hotel.

    If the OPW are taking it then the tower is probably overfunded 🤣

    More apartments would have been nice but people forget how much this has morphed over the years and thank fuk this wasn't just a second Arthur's Quay which was the original plan for Opera "Centre"

    This 14-storey will become Limerick’s tallest, setting a new city skyline and will have the OPW as its principal resident, along with other state agencies yet to be confirmed.

    Its a real shame the architects didn't use more imagination with the 14 story building. Could have been a landmark item in Limericks skyline. Now its just a standard square office building.

    think a proper hotel would be better than the aparthotel tbh might create a better atmosphere in the area

    Premier Inn have announced a major expansion in Ireland and Limerick has been mentioned. Maybe it could be a potential site for them?

    The tower has been totally redesigned from the original plans.

    It was to be this.

    I personally much prefer the newer design.

    And we already have landmark towers on the river front of similar height at Riverpoint and the Clayton Hotel.

    Was there ever anything more than rumours about that ?

    I remember hearing that Dean would expand but didn't say where and the Opera people said vaguely about "boutique hotels"

    I could be wrong but I do not think the OPW will be taking space for themselves but are responsible as it is a lease by the state for moving the Revenue into this tower and as the Revenue have indicated their space needs are reduced due to remote working the OPW have to find other state agencies that can be moved to take up the surplus space .

    The OPW 'owns' all government buildings . They'll be taking the whole building. It's not Limerick 2030's issue as to who they get to fill the building.

    Totally agree from financial point of view but it would be terrible if we end up in another Gardens International scenario where we do not have a fully occupied building for years and not giving the boost businesses in the vicinity expected

    Back from the viewing. They said that the contractor has been picked for the tower and the Granary refurb which will begin imminently. It was heavily hinted to be Sisk again. The Granary is to be completely gutted, the roof is to be replaced and the walls repointed

    The library is going out to tender imminently.

    They're in talks with hotel operators and hope to build a 150 room hotel.

    One Opera Square is to be handed over to Limerick 2030 in April and they apparently have strong interest from potential tenants.

    The whole site should be finished by the end of Q3 2027.

    I went down to the Opera Centre site. Thanks to Cookiemunster for the heads up. Some incredible work going on in there, its a colossal site.
    Too much office space and not enough retail and apartments.

    Walking back up to O connell st afterwards it was shocking to see the amount of sh1tbags all across our fine city.
    Opera Centre is all fine and dandy in theory but unfortunately it will do nothing to improve the city as a “living space”, more “centre ville” type areas for the junkies and beggars to inhabit.

    Opera will never be built. Fake news. Those are AI generated images. Nothing is happening down there. The council are a disaster, etc, etc…

    In all seriousness, fair play to the council for opening up the site for people to go in and see it at this stage of construction. They have tried to a lot more over recent years to keep the public informed on the progress of projects.

    yeah nice to be kept informed and updated , I do worry that the "connect" with the town won't happen naturally but if they get a good proper hotel in that would help some way to do that

    Is the granary roof that bad ? it doesn't look it from the pictures but I haven't ever really taken notice ?

    It would be nice if they opened it up again at some point to show further progress

    If you're gutting a building and starting from the base you don't leave a decades old roof on top. I doubt the current roof has any type of R-value for example and they're going for extremely high energy efficiency across the site.

    Spotted this over on Skyscraper City. The draft budget has timelines for the next stages of the project.

    The next Contract to commence on the campus will be for the 14-storey OPW landmark building, the refurbishment of the Granary, and the creation of a new public realm space on Bank Place. The tender for this contract is complete, and works are scheduled to commence this €94m contract in 2025, with a 26-month construction programme.

    The third contract is for the New City Library, Four Opera Square and new Central Plaza public realm. The tender stage is scheduled to be complete in Q2 2025 with works to commence once funding is confirmed.

    The fourth and final element of the scheme will comprise a hotel on the corner of Ellen St. and Patrick St. and the refurbishment of the existing Georgian buildings for residential subject to funding.

    Is that not strange wording for something I believed was already fully funded ?wouldn't term of "due diligence" or that ilk be better if that was the case, with wording like that you can see why people are still a bit skeptical on it been finished and improving the city if funding tightens up does that mean we end up with some half completed building or now none refurbished Georgian buildings Because of an earlier issue ? I may be wrong but that is the 1st time I've noticed a slight change in terminology to once /subject ?

    Yeah I was thinking the same.Could they not have worked on the refurbishment of the Georgian buildings in parallel to the building they’re working on.

    To be honest there should have been way more residential than there is.

    Starting off with the refurbishment of the Georgian buildings would have been an early win for Limerick 2030 and opera square. Worrying that they state that the third and fourth stages will only begin once funding has been secured.

    Agreed, there should have been way more residential included.
