    Just gone sale agreed. House was on the market nearly 5 months. Had to drop the price unfortunately. Hopefully the buyers want to be in before Christmas. What are people averaging time wise from sale agreed to contracts signed. No chain on either side. No planning or title issues.

    Was the house in Dublin? About 2 months since no issues on both sides.

    Has anyone done a pre-purchase survey in Dublin recently? Had viewed online that they seem to be around €500 but in only getting quotes for €700-€900 at the minute. Also I'm seeing that some charge extra for Certificates of Identity?

    I'm at 11 weeks and just signed, solicitor said 4-5 more weeks. It's tedious!! But basically think it depends on the solicitors involved

    3 months from Sale Agreed to closing and moving in…. last Summer in Kerry.

    There was no chain, I was a cash buyer and the property was vacant. It nearly drove me nuts as there was no reason to hold up (3 bed semi in a small estate). Keep pushing and pushing and pushing for closing date. Give Solicitors no peace!

    Hi All,

    We’re in the process of buying a new build and for some reason I was under the assumption it wouldn’t need a structural review only a snag list.

    Have any folks here who have bought new builds gone for the full structural review and not just a snag list?

    Trying to understand why a new build may need one but perhaps I’m putting too much faith in the developers 😅

    We were told that as well by the bank with a new build. Was a bit mystified by it. It turned out the auctioneer ticked a box he shouldn't have on the valuation report. He resubmitted the report with the correction and no need for a structural review

    A bad copy and paste job by the independent valuer.

    Happens quite often I would imagine.

    Our bank valuer had our house down as being timber framed (which is wasn't), which nearly collapsed our mortgage application.

    Obviously just hadn't bothered checking the copy and paste properly

    thats me since 2018 ! I have still not stopped saying it even after i bought a house finally ! The best thing as a buyer to do now is minimise your risks - pick a solid location which is easy to sell, dont maximise your buying potential by getting into bidding wars i.e. stick to your budget, hold onto upgrades etc since those costs are at its peak, rent out a room if you can if you have gone above your budget, etc etc.

    Have just received loan offer from the mortgage provider, surveyor going out to inspect the property tomorrow that we're sale agreed. No chain involved so hopefully myself and my partner will be spending Christmas in our first home together this year!

    I'd say it does too. Our mortgage application was up in a heap for a day or 2 while it was being sorted. I had to point out the mistake to the auctioneer when he sent me a copy of the report he sent to bank. Very annoying when you're paying for professional services.

    Question for sellers: How long do surveyors spend in your house for sale. I had one in my house for 2 and a half hours checking everything inside and out. I'd be delighted if I was the buyer getting such a good surveyor but I never witnessed a surveyor being that long in a house before. The house is not that old and in good condition with a new boiler and heating system.

    Yeah I had an issue with the valuation report. Said something about the house that was incorrect (was going to cause a pain from an insurance point of view). I got onto them to have it rectified and new valuation report was sent. Just makes life alot easier now. Would've been about an extra €800 per year for the next couple of decades...

    We have agreed on snagging and are awaiting completion documents from the sellers solicitor. What's the expected timeline from here to keys. Everything is in place, mortgage protection, home insurance, mortgage provider aware etc. Running tight as my rental lease is ending so would be great get an idea.

    Just wondering if anyone has managed to buy and sell a family home on the same closing date, and any tips for closing and for moving on a single day.

    Is it realistic to think we can move out of a 100 sq m semi and into a new house in a day? We are going to pay for movers.

    I am even not even clear as to how our solicitor can (a) get funds from our purchasers and (b) pay those funds to our vendors, on the same day, so that our vendors can give us the keys to the new house, and we can hand over the keys to the old house in the space of a day.

    We did do that, ended up with an overnight in a family members as we didn't get beds etc sorted. We used a moving company and had let our solicitor know our intention for same day turnaround.

    Used a moving company to arrive at 8am to begin taking everything away and had everything bar beds to be dismantled, packed ready to go from the day before. Ended up getting confirmation of cleared funds received at the purchasers solicitors at 4pm at which point we got the keys for the new house. We also requested the movers not to come back until the next day. Bit of a PITA with timings and sitting around waiting for confirmation of cash moving while also ringing to try chase along!

    Looking for some advice: I have a sale agreed on a house, but I’m feeling uncertain and a bit pressured to finalize things. A more suitable property is available with the same realtor. Is it appropriate to discuss the possibility of viewing this new property? Thanks a lot.

    We did it, sold at 12 bought at 2PM, packed up everything in the morning to the truck, everything out of the truck by the afternoon (buy & sell included mortgages paid off and drawn down and a seller who was caught up in NAMA).

    Explain what you want to do to your solicitor, and they'll bring you through the logistics, be proactive with all the documentation and keep tabs on all the updates.

    The developer can wait for the new code generated in 2025 and claim it before snagging starts. We signed contract in Nov'23 but developer only took and claimed HTB in mar 2024. While they could deny this, it all depends howwell your solicitor negotiates/communicates this and if the estate agents is okay with it.

    I only listed my 3 bed semi detached house last week and already have offers above asking. 

    I’m going to accept the latest offer tomorrow and go sale agreed.

    20% if in Galway. We recently went sale agreed at 20% over. That is the norm there according to the PPR in this area. But I think the agents put the properties for sale under the expected sale agreed price to get more bidders in.

    We’re going to matket next week. But haven’t found somewhere yet. As the agents won’t take offers without being sale agreed

    I used that strategy when buying my house originally. I made every raise seem like an effort. Ended up getting it for a steel.
