Brand new house Kill OR 1996 built in Lucan?

As a first-time landlord,

Brand new A2 rated house for 465K in Kill, Co. Kildare

OR

1996 built C3 rated house for 391K in Lucan, Co. Dublin?

Brand new will need flooring etc.

1996 built will need bathrooms refurbishment etc.

Both are 3 bed Semi-Detached.

100% Lucan, Co Dublin especially for rental.

I hated being a landlord, it is very hard to make money out of one house,the tax is crazy.

I would go for Lucan as you can claim the upgrades against tax and it is very handy for Dublin too.

Most landlords including myself would advise you to stay away from the rental business currently. One property is risky especially if you have a mortgage on it.

Respect your opinion. I was about to buy an investment property in Sep 2021. Almost everyone said similar to what you are saying now. Those houses in Lucan are now 70K higher in price.

If not property, what are alternate investment options?

Pensions, and the tax relief available if looking long term.

A diversified managed investment fund if looking shorter term.

I think high prices are here to stay in property but I can't see huge capital appreciation,but of course I could be wrong. The rental income will be only 1100-1350 a month after tax to cover all your time and expenses. And your risks.

Small landlords leaving in droves at the moment.

I wouldn't be putting almost half a million, presumably borrowed, in one basket though.

Lucan has a higher rental price and a lower price to buy, that's where I would pick. Lucan is in demand, Limited houses for rent and a lot of young families living there.

Rental price is what the market will pay but let's keep it honest. Whoever is renting that house is paying over 32,000 euro a year! That is a massive outlay.

Lucan.. stick with Dublin. If Dublin fails we are all in shti so it wount matter. Other towns cities can.go down. DUBLIN in an Irish context will pull through

I think this says it all. Kill is a village where currently they are trying to sell houses for over half a million. If anyone think this is sustainable, I don't. In any other European country, you won't find this level of madness.

Earlsfort is alright, lived there for a short period. I still think 2.7k is beyond what a typical family can pay but no doubt you could get 3 or 4 professional will to stump it up.

Lucan got my vote.
