House next to a ditch with a creek

Looking to buy a new build and it turns out it is about 1 meter from a ditch with a creek (3 meter drop) and the boundary wall literally goes into the edge of the ditch. We think it is a major concern as the house may slide or crack. Appreciate your thoughts!

When you say a creek, do you mean a stream?

Have you looked at this ditch during the winter with non stop rain?

Also not sure what you mean by creek- are you American? In the US, they call stream's 'creeks'. I suspect the ditch may be drainage and could it could be totally fine having no negative effects on your property. You don't say how far the boundary wall is from the house itself. If you like the property otherwise I would proceed to survey and get a professional independent opinion.

Yeah if you're so far from a body of water you'll find it much harder or will pay a lot more.
