1 of 2 tenants wishes to leave after less than 4 months

X and Y signed lease Sept 2022. They split up and X moved out in March 2023.

Y got a new tenant Z to move in March 2023. New lease signed by Y and Z. Y and Z have now fallen out. Z wants to give notice for herself and move out.

Has Y Part 4 rights as she has been there since Sept 2022 although on a newly signed lease since March 2023? I fear this pattern is going to keep repeating itself.

Why is this an issue? No problem to find a new tenant, and you can't really oversee how other people's circumstances change.

Yes Y has part 4 rights, whether there is a written lease is immaterial to the fact that the tenancy exceeds 6 months.

Who stays there shouldn’t really affect you, no doubt your lease states that the tenants are joint and severely liable for rent so even if Y is the only tenant, he/she will be responsible for paying whole of rent for the property.

Once Y pays the whole rent, who cares if she has X or Z helping paying. Y has part 4.
