    I’m selling at the moment and we had a couple of bids at just about above asking and someone came in just over 10% over asking. The EA said they were trying to scare off others. We’re now at about 15% over asking with a few people still to confirm if they want to go again. We’re above what we hoped for (asking price was below what we really wanted).

    its very difficult to get a read on peoples tactics in the bids.

    People all have different strategies. They make the mistake though that they know what they are doing.

    Imagine a very experienced house buyer who has maybe bought 3 properties in their lives. They probably think they are an old hand at this game.

    Now imagine an estate agent who has handled 1000s of sale and ususally there would be a team of them involved in a house sale.

    No way in hell is the ordinary person better at this game than someone who does it for a living and is backed by many more who have done it for a living for decades. It just doesnt add up.
