Social housing impact on a new estate

I am looking at an under construction property in Castletroy Limerick. Everything looks good apart from the fact that, the estate is having a four story apartment built up for the social housing. When I asked the property agent he mentioned that the apartments will be used for elderly people and its already sold to Solus(might be wrong on the name) housing.

Now, my query is, how feasible it is to buy a new property in a new estate with social housing enabled.? My selected house is couple of houses next to the apartment.

There is no such thing as a new estate without social housing any more.

Every new estate new comes with at least 10% social housing.

If it's elderly and disabled allocated, then its most probably no more troublesome than non-social housing owned by people of similar age.

Bought a newly built house in a new estate in south county Dublin in 2020 with I believe 4 or 6 units assigned to social housing (10% of the total). We have had absolutely no issues with it. All new developments come with a minimum of a 10% units assigned to social housing. People are scared of this, but to be honest, I think it makes no difference. If you buy in an established area, how do you know how many houses/apartments are social housing? How many houses are rented to the council in any estate? maybe more than the 10% of the units reserved in a new development. Current building regulations are going to give you a nice house, well insulated, with many mod cons. I chose new built in 2007 (apartment) and in 2020 (4 bed semi-D). No regrets

Usually, yes - although it depends when the estate was granted planning permission. Developers could offset the Part V social housing requirements with cash years ago, they can't anymore.

The Part V requirement is going from 10% to 20% from 2026 onwards.

I thought they could offer houses to a similar value or number in a different development instead? In fairness doesn't seem a great use of taxpayers funds to buy 1 million Euro mansions,when they could 2 x 500,000 houses around the corner instead.
