Floor Sanding and resurfacing

suppose it depends how bad it is and what sort of finish you want..im a painter for over 30 years and have done a few wooden floors.sanding and varnishing,takes about a day to do a floor your size,useing a floor sander,going over it a couple of times from medium to fine,then 2 or 3 coats of water based diamond coat varnish,oil based can be used,but wont be done in 1 day,i got 130,for any one ive done,thats not including hiring the sander and varnish

no .the whole floor,a floor sander will cover alot in a short time,depending on how bad the floor is,marks,deep scratches etc,then 2 or 3 coats,allowing a short drying time between coats,useing water based varnish,..if you were willing to pay me 130 per sqm,id gladly come and do it :-)
