Absolutely pointless and likely to be attacked IMHO. They would be more hated than the taxi drivers protests by the end of their disastrous handling of licensing. The public hates landlords

I see any new tenancy created after the 11th is unlimited. Any started before still expire after 6yrs.

So even less rights than I thought.

But only those that are considered a part4 tenancy are 6 year. If you have tenants in place and you are not a part 4 the tenancy is now of unlimited duration

Or more accurately if you do you are at risk of tenant sitting for unlimited period if you do?

People love abusing landlords, you can even see it in this thread. But the chickens are coming home to roost, many landlords have just said fck it, prices have risen, it's a good time to sell anyway and I'll save myself the bother. Hence a worsening rental crisis.

Just looked on daft.ie, there are only 15 houses in the whole of Co Clare to rent, with 354 to buy. And Clare isn't even in the RPZ. Misguided attempts to punish landlords in the mistaken belief that will help tenants have been a huge factor in destroying the market.

One of my sons would have been the type of person who's got out of it. When he met his wife he moved into her place and they rented the three bed he owned. One day he got a letter from the Council telling him to carry out 18 different pieces of work, which they said were required. His tenants were stunned at this, they had no problems. Realistically the house was as comfortable as the one he was living in and some of the requirements were certainly questionable.

Anyway, he did the work, which required a fair bit of effort and he spent several thousand euros. About six months ago his tenants said they'd be moving out, they had gone sale agreed on a house. That was fine, they moved out, but at that stage he said he wouldn't bother renting it again, he'd just sell it. That's just one anecdote, but a lot of people are doing the same thing, they just feel the return isn't there to justify the stress.

Here's a story that says 97% of houses were failing to meet standards (https://www.clare.fm/news/claims-thousands-rental-properties-clare-failing-inspections-tip-iceberg/). It's the kind of thing that stirs anti landlord sentiment, but really the 97% figure should alert you to the lack of realism in the standards expected. It's way too onerous, and virtually every owner occupied home would also fail.

It'll never suit some people to admit it, but the rental crisis will not be solved without some positive moves to at least stop discouraging landlords from even being in the market.

It's been gone for a while. A few people with holiday homes thinking they would rent them off season for short term have caught out by this also.

Every rental that goes beyond six months is now a tenancy of unlimited duration. I am think the part 4 rules were changed as well and became operative at 6 months.

The notice periods changed as well. Less than six months is 90 days. 6-12 months is 152 days. 1-7years is 180 days. 7-8years is 196. 8years+ is 224 days.

Landlords leaving is only the tip of the iceberg. If houses are vacant short-term nobody is going to rent them any longer. There will be twenty different ways around a vacancy tax.

5-6 months notice for tenancies less than three years is horrendous. With these notice periods tenants will stop paying rent and it will take you that long to evict them.

Meh, I'm neither a landlord or renter. I'd be in a position now to buy a rental property but I wouldn't touch one with a bargepole.

Headline in the local Drogheda paper a few months ago was that their wasn't a single property to rent in the biggest town in Ireland that week.

The government has brought in more pro tenant legislation since then.

You can snipe at landlords n hand out all the bonus points you want but if I was trying to rent a house I'd be naively hoping for some pro landlord legislation to get landlords back in the market.

You see for some landlords due to the nature of legislation would be taxed huge amounts of money twice on the same property. If the person owning wants to leave it somebody they know they will pay inheritance tax on it. If they sell and leave the money to somebody they will have to CGT on the property and the inheritance in the form of cash would have tax on it then when they die.

I know you don't care and probably think that more tax should be paid. That doesn't really matter it is a concern for many

You know landlords don't want people homeless? Most want a secure and functioning market with proper protections for all concerned. In fact I doubt there is any human being in the country that wants people to be homeless. Raising valid concerns on a reducing affordability along with devastating legislation making the situation worse is sensible.

The people who take glee in extra tax and restriction on landlords thinking this improves the rental market are the problem. You seem to be part of this group that don't care how landlords are treated and whether it makes it easier to get rental property or buy a home just once landlords get some sort of punishment

Every tenancy becomes part 4 after 6 months.
